PACLAND worked closely with the Les Schwab Development team to process entitlements, complete site design and process permitting for this 10,000 SF tire center facility. PACLAND worked closely with Les Schwab and the Sellwood Neighborhood to address neighborhood concerns and resolve displacement of a neighborhood nursery. The project also required approval of five separate code variances to accommodate the site layout design to meet the Client's needs. Site Design effort included extensive coordination with Client in support of evaluating multiple building designs and orientation to best fit on the site. PACLAND modified client provided site plans to facilitate efficient site circulation. Project stormwater management design included the use of sustainable stormwater treatment planter systems and underground detention/ infiltration systems with overflow to a public combined sanitary/storm system. PACLAND also worked closely with Les Schwab and third party environmental consultants to address soil and groundwater contamination caused by the former operation of a gas station on the site, and to incorporate an underground vapor collection system into the project site design.
