29 Acre Shopping Development

PACLAND was retained by the client for a 29 acre shopping center redevelopment project in the South Hill community of Pierce County, WA. PACLAND assisted the client with the relocation of a mobile home community, SEPA compliance, a Binding Site Plan, a Conditional Use Permit, and variance requests for signage and lighting. This was a lengthy process which included community meetings and approval through the Hearingís Examiner and Courts. The mitigated conditions of the project included State Highway improvements coordinated through the Washington State DOT and local arterial roadway widening through Pierce County. Storm water for the site was a challenge due to the glacial till soils present throughout; however, due to our extensive knowledge of the area PACLAND understood the need to extend Geotechnical analysis deeper into the native soils resulting in much higher infiltration rates that saved the client thousands of dollars in detention costs. PACLAND continued to support the client after the overall entitlements with the design and permitting for a Kohlís, Ross Dress for Less, Big 5, and Red Robin restaurant along with multiple strip center style buildings located throughout the site.
