Queen Anne Mixed-Use Urban Rehabilitation Mixed-Use
Client: Emerald Bay Equity
PacLand assisted the client with the design of two mixed-use buildings with underground parking and storage areas built to LEED Silver certification. Site incorporated decorative elements to enhance neighborhood viability and project uniqueness. Storm water control consisted of pervious pavement in the right-of-way with a storm water detention, control structure, and lift station placed under the parking structure with discharge rates per City of Seattle standards. Challenges included the coordination of ADA accesses and requirements with those of residential pedestrian access, retail truck deliveries, parking garage access, and utility entrances. Grades on the site were fixed on all sides and the City of Seattle required curb elevation changes to match current standards; this lead to close coordination of access locations and slab elevations with the Architect and Structural Engineer.
